An old flat transformed into a smart pad
We spotted this property the day it was advertised on the major property portals and immediately recognised the opportunity because of the pricing. We booked a viewing straightaway and went to see it the very next day! Whilst the property was no where as bad as some of the very challenging ones we’d had to deal with, nonetheless, it needed the Shepha transformation treatment 🙂Â
Fortunately, it was a family member of the vendor that conducted the viewing and after a walkthrough and the usual conversation around how long they’d own the property, why they were selling and future plans, we offered a fair price, and pointed out we would be looking to modernise the property and turn it into another fantastic accommodation. They promised to consider the offer and later that day, we got the delightful news from the agent that our offer had been accepted! That was September 2021.Â
It would however take nearly a whole year before the sale could complete and we could pick up the keys! This was because during the conveyancing, the solicitors came up to a stumbling block due to issues relating to the title. Our solicitor advised resolution could take a long while and suggested we had an opportunity to walk away from the deal. As things dragged on, we did give serious consideration to withdrawing but stuck with it. In the end, the issues were resolved and property prices within the area had appreciated by 5% by the time we completed the purchase! Patience and commitment pays!
We went to work as soon as we picked up the keys, having lined up the necessary trades and in less than 6 weeks, we turned around the property, reusing much of the existing material that was in good condition. The whole property was freshened up, with a new boiler installation and upgraded kitchen and bathroom and new flooring throughout. The property was advertised for rent and after over 40 enquiries, was let out to a very keen tenant. That’s another new quality home provided in the journey to tackling the UK housing shortage, one family at a time. everything was resolved
