Project WPL - Creating a stunning family home
With a very ‘hot’ property market in 2020 and 2021 (COVID-19 notwithstanding) and stiff competition in our regular investment areas, we had to explore farther afield and having had some success earlier in the year with a new investment area, we decided to look across the cross the famous Forth Rail Bridge – a UNESCO World Heritage Site in pursuit of opportunity. And our decision was rewarded with this very spacious 2 bed semi detached house, situated less than 30mins from Edinburgh with regular train service along the Fife Circle.
We were particularly interested in the property because of it’s size and because it was a bungalow. With an ageing population in Scotland, and less bungalows been built per development, the potential for value appreciation is immense and the property type will likely command a premium in the near future. Indeed, many of them are snatched off the market very quickly after listing.
Seeing a potential to add value to the property beyond the standard refurbishment, we secured approval from the local council to convert it into 3 bedrooms. We created the third bedroom by taking down a wall in the lounge and constructing a new one, relocating the kitchen and reconfiguring the entire property to make better use of the space and then refurbishing it into a very high quality standard to turn it into a stunning family home.
It was no surprise that the property was snapped up within days of listing on the market.
