After a series of negotiation, our offer was accepted and we set ourselves a very ambitious target of completing the refurb, which was rather significant, within 4 weeks. We decided to use the ‘agile’ approach to project management, and deliver minimum viable products, making DAILY progress, no matter how little, and running a few processes in parallel wherever possible to fast track things. The trade contractors we engaged were fairly cooperative about this and worked tirelessly to help us achieve our target.

The end result was brilliant and we quickly moved to the next stage of staging and furnishing a 3 bed flat for use as a serviced accommodation. This was our first time doing this and after several trips to merchant shops and Asda, we eventually got there! Once set up was completed and we went live, it wasn’t long before we got the first bookings and the guests have become repeat clients ever since their first stay in the property.

Whilst there are regulatory challenges and hurdles to cross with regards to the new licensing regime introduced by the Scottish Government, the reward of the new strategy has had an immediate payoff, with income x3 of a regular long term rental. In the short term, existing operators can continue to operate but will need to apply for a license by October 1st, 2023. We intend to submit our application of this deadline, and look to continue to grow this side of the business.
