Back from the ruins
We’d come across several distressed properties in our journey of bringing back old or empty properties into use, but not seen anything like the condition of this 1 bed flat, which was a beautiful property with high ceilings and vintage cornices, but was in a truly sorry state.
With collapsed flooring, damaged ceilings, water ingress, damp throughout the property, and rotten floor and timber joists, which had been exacerbated by lack of heating and ventilation, we felt overwhelmed by the condition of the property and the work that would be required to bring it back into a good state. But it wasn’t anything that could not be fixed and experience with a previous project enabled us take on the challenge.
Once purchased, we made the property water tight, then went on an extensive refurbishment programme stripping out walls, clearing out a huge amount of debris before installing damp proof membrane, replacing floor joists and boards, building out new ceilings (the damp had gone all the way up into the property above!) and installing a new gas central heating system before commencing the usual cosmetic works of new kitchen, flooring, plastering, painting and decorating etc. We experimented with wall colours (a clear departure from our standard white:-) in order to highlight the beautiful cornices. Seemed to have worked!
The transformation of the property was total, turned into a modern, quaint flat which was snapped up within days of listing by a working professional. Another high quality home, delivered.
